An artist’s impression of MIRALL from its garden on the sea side: the long white two-storey house with its pergola and terrace above the lawn, the pool beside it and the sea beyond the trees.

Luxury homes

A house, walked through before anyone flies in.

One page for one house. As the buyer scrolls, they come in at the gate, pass through the rooms in the order you would show them and step out onto the terrace at sunset, all to scale. On any phone.

For estate agencies, developers and agents selling prime homes.

What the buyer sees

From the gate to the blue hour.

MIRALL

From the gate to the blue hour: the arrival, every room in the order a buyer would be shown it, the pool and the sunset over the sea.

Open the showcase: MIRALL

  1. A mock-up of MIRALL’s page at the blue hour under an agency’s name: the placeholder “Your agency” in the header where the studio’s mark stands, and over the sky the listing card (plot about 9,800 m², five bedroom suites, seven bathrooms, a 25 m pool, about 87 m of sea frontage, facing west-south-west, price on request).
01Under your name — the listing card at the blue hour; your mark where the studio’s stands
  2. The plan of MIRALL in ink on ivory: the gate and the olive avenue, the fountain, the entrance hall, the kitchen, the dining and living rooms, the principal suite, the spa and the loggia, the pool terrace and the sea, each room marked to open.
02The plan — two levels, eight rooms to open
  3. MIRALL from its terrace: the white two-storey house above a long pool with loungers, cypresses and the sea to the side.
03The terrace — the house above its 25 m pool
  4. The sun setting over the sea beyond the long pool and the terrace of MIRALL, a lantern lit.
04Sunset — the pool and the loggia, the sun on the sea
  5. The kitchen of MIRALL: a long marble island with stools, walnut cabinets and a glass wall onto a row of cypresses.
05The kitchen — a stone island, the cypresses through the glass
  6. A suite in MIRALL in the evening light: the bed before a glass wall and the calm sea.
06A suite — facing the sea, like all five

For the trade

What an agent does with it.

  1. 01

    The mandate.

At the valuation, show the seller how their house would be presented: this page on the table, then the same for their house once the mandate is yours. It carries your agency’s mark and contact, not the studio’s.

  2. 02

    The private viewing.

A buyer abroad walks through it first, on their own phone, out to the pool and the view at sunset, before anyone books a flight.

  3. 03

    The launch.

New to the market or sold off-plan: one link for the listing, the brochure and the buyers’ agents; for a development, the house shown finished while it is still being built.

  4. 04

    Discretion.

Many prime homes sell without a public listing. One private link, kept out of search and taken down when it is sold; the address and the owner’s name stay off the page.

The commission

One object, one page, one fixed price.

What the studio needs.

The architect’s plans and elevations, or the developer’s model, then one visit on site or one call. Off-plan, the drawings are enough.

What you receive.

One page for the house, composed for the desk and for the phone; the plan with every room on it, and the listing figures in m² and sq ft beside the picture; stills of every room from the same scene; by day and at dusk where it suits the house. A private link, or a page on your own domain with your mark, contact and disclaimer.

Price.

A fixed price, in writing, within a day of your enquiry: no day rates and nothing added later.

Questions

Seven answers for agents.

01Can it show a house that is not built yet?

Yes. Off-plan, the house is modelled to scale from the architect’s plans and the material schedule, and shown finished on its plot: the arrival, every room, the garden and the view, by day and at dusk.

02The house is built and photographed. Why a showcase as well?

Photographs show chosen corners. The showcase walks the buyer through in the order you would show the house, with the view from each room, at the hour that suits it, and without the owner’s belongings. Materials and light are matched to the house as it stands, and a proposed refurbishment is shown only when it is labelled as one.

03What does the studio need?

The plans and elevations, or the developer’s model, then one visit on site or one call. The visit settles what drawings cannot: the materials, the light in each room and the order in which a buyer would see them.

04How is it different from a 360° tour?

A 360° tour shows rooms from fixed points. A showcase is one continuous camera path that the buyer steers with the scroll, from the gate to the terrace, in the order you would show the house, with the facts beside the picture where they matter. It can show what a camera cannot: a house before it is built, or the same terrace at noon and at sunset.

05Can the address stay private?

Yes. It can be opened by a single private link, kept out of search engines and taken down when the house is sold. The address and the owner’s name can stay off the page, and the plans can be sent under NDA.

06Is MIRALL a real house?

No. MIRALL is invented: a house of five suites on the south-west coast of Mallorca, modelled to scale so that every room could be shown. Every figure on its page is illustrative.

07What does it cost?

One fixed price for the house, in writing, within a day of your enquiry, with no day rates and nothing added later.

MIRALL is not for sale. Yours is.
